Litter is the first thing a visitor sees and the last thing a property manager wants to field a call about. Guardian's crews walk your parking lots, planters, curbs, and common areas on a set schedule, collecting trash, bagging it, and getting it to your enclosures or off site.
It's a simple service, and that's the point. A property that's picked up every morning looks managed, keeps tenants happy, and avoids the buildup that turns into a weekend cleanup job.
What's included
Parking lot litter patrol
Stalls, drive lanes, curbs, and cart corrals walked and cleared of trash on every visit.
Landscape and planter cleanup
Debris pulled from planters, tree wells, and landscaped medians where litter collects.
Trash enclosure tidying
Bagged overflow, scattered debris, and stray cardboard returned to the right bins.
Bulk and dumped item removal
Furniture, pallets, mattresses, and other dumped items removed from the property.
Post-event cleanup
After tenant promotions, holidays, and busy weekends, before Monday's customers arrive.
Storm and wind debris
Palm fronds, branches, and blown-in debris cleared after Santa Ana winds and winter storms.
How it works
Route design
We walk the property and map a route that covers lots, planters, curbs, enclosures, and the corners where litter collects.
Scheduled visits
Crews arrive on the agreed days, usually before opening, and work the route the same way every time.
Bag and clear
Litter is bagged, dumped items are removed, and enclosures are tidied so the bins stay usable.
Report
Anything unusual, from repeated dumping to a damaged enclosure gate, is reported to you the same day.
Litter control is inexpensive compared with what it protects: tenant satisfaction, first impressions, and the reputation of the property with the people who decide where to lease. A route that runs before the doors open is the simplest way to keep a property looking managed.

Questions
Trash & Debris Pickup FAQ
Can you handle multiple properties on one route?
Yes. If you manage several properties in the same area, we can run them on one route and one schedule with a single point of contact.
How is this different from porter service?
Trash and debris pickup is a focused litter and debris route. Porter service is a broader on-site presence that adds restroom checks, sweeping, spot cleaning, and reporting. Many properties start with pickup and grow into porter coverage.
Do you remove illegally dumped items?
Yes. Tell us what's been dumped and where, and we'll include removal in the next visit or schedule a separate pickup.
Can you service the property before tenants open?
Yes. Most routes run early morning so the lot and walkways are clean before the first customer arrives.
Do you bring your own equipment and bags?
Yes. Crews arrive with everything needed for the route. You don't need to stock or store anything on site.
