Overview

Most of what makes a property look tired isn't one big problem. It's dusty storefront glass, cobwebs in the canopy corners, leaves in the stairwell, and a planter nobody has trimmed since spring. Exterior maintenance bundles those small tasks into a scheduled visit so they never stack up.

Guardian handles the exterior upkeep most property managers otherwise split across three vendors, which means one schedule, one invoice, and one number to call.

What's included

  • Storefront window cleaning

Ground-level exterior glass, frames, and sills cleaned streak-free.

  • Sweeping and blowing

Walkways, breezeways, stairwells, and parking areas kept clear of leaves and debris.

  • Cobweb and dust removal

Canopies, soffits, columns, light fixtures, and signage within reach.

  • Landscape touch-ups

Light trimming, weeds pulled at hardscape edges, and planter cleanup between landscaper visits.

  • Fixture upkeep

Exterior light fixtures, sign faces, and directories wiped down; outages and damage reported.

  • Seasonal prep

Gutters and surface drains cleared before the rainy season; wind debris cleared after Santa Anas.

How it works

  1. Walkthrough

We walk the property and build a checklist: glass, canopies, fixtures, planters, drains, and the areas that usually get missed.

  2. Set the rotation

Weekly, bi-weekly, or monthly, with seasonal tasks added at the right time of year.

  3. Work the checklist

Every visit covers the same list, so nothing depends on someone happening to notice it.

  4. Report

Fixture outages, damage, and anything outside our scope reported to you after each visit.

Exterior maintenance is the service that keeps a property from ever needing a rescue. It costs less than a deep clean, it's predictable, and it's the difference between a center that looks managed and one that looks like it's waiting for its next big cleanup.

Questions

Exterior Maintenance FAQ

Do you handle roof or high-reach work?

Ground-level and reachable work is standard. Roofs and high elevations need separate scoping and equipment; tell us about them and we'll let you know what we can cover.

Is this a replacement for my landscaper?

No. Landscape touch-ups cover the small things between landscaper visits, such as weeds at the hardscape edge and debris in planters. Mowing, irrigation, and tree work stay with your landscaper.

Do you clean upper-story windows?

Standard service covers ground-level and reachable glass. Tell us about taller elevations on the quote form and we'll scope them separately.

Can exterior maintenance be bundled with other services?

Yes, and it usually is. A common plan pairs weekly exterior maintenance with quarterly pressure washing and a daily trash route.

What do you do about drains and gutters?

Surface drains, downspout outlets, and reachable gutters are cleared of leaves and debris before the rainy season and after major wind events so water goes where it's supposed to.
