Los Angeles County

About the area

Los Angeles County holds more commercial square footage than the other three counties combined, and it's spread across dozens of distinct submarkets: the aerospace and office campuses of El Segundo and Torrance, downtown Long Beach's towers, Pasadena's Lake Avenue corridor, and the retail centers that serve every one of its 88 cities. Guardian focuses on the South Bay, the Gateway Cities, Long Beach, and the San Gabriel Valley, where our crews can run tight routes.

The county's mix rewards a vendor who can handle both sides of the door: pressure washing and exterior maintenance for the property, janitorial and office cleanup for the tenants inside it.

Our direction

Our direction in Los Angeles County

The county is too large to cover everywhere well, so we don't try. We concentrate on the South Bay, Long Beach, the Gateway Cities, and the San Gabriel Valley, where crews can run tight routes and respond the same week, and take Westside and downtown work as part of portfolios. Coastal properties get more frequent glass and hardscape care; foothill properties get post-wind cleanup built in.

  • Four focus areas, each with its own route
  • Coastal frequency for salt film and seabirds; foothill frequency for wind debris
  • Portfolio clients can add downtown and Westside properties to an existing schedule

Local conditions

What Los Angeles County properties deal with

  • Coastal air

Long Beach, El Segundo, and the beach cities deal with salt film, seabird droppings, and mildew on shaded walls.

  • Foot traffic

Downtown districts, transit-adjacent retail, and entertainment centers see the heaviest gum, spills, and litter load in the region.

  • Foothill winds

Pasadena and the San Gabriel Valley take the brunt of Santa Ana wind events; debris and dust cleanup follow each one.

Questions

Los Angeles County FAQ

Do you cover all of Los Angeles County?

We focus on the South Bay, Long Beach, the Gateway Cities, and the San Gabriel Valley, where our routes are efficient. Westside and downtown properties are covered by arrangement, usually as part of a multi-property portfolio.

Can you service a property in Los Angeles and one in Orange County on the same contract?

Yes. Most of our portfolio clients span both counties on one schedule and one invoice.

Do you handle graffiti on a recurring basis?

Yes. Graffiti checks can be added to any route so tags are removed on the next visit, and standalone response calls are available.

Have a property in Los Angeles County?

Tell us where it is and what it needs. We'll walk it and put together a plan.
